Mortgage Documentation – how to get on top of it

Mortgage documentation  is your biggest contribution in the initial stages of the application process, but it’s not too difficult to get through it.
Our main message to you is to ensure that you put the time in to it and get it right first time.

  • Follow the checklist you are provided by your Mortgage Advisor closely. It’s your responsibility to get all the paperwork requested – if it’s on the checklist, it means it’s needed
  • If you are using online statements for your bank accounts they should be full e-statements, on bank headed paper, noting your name and address, full account number and running balance. Transaction printouts are not sufficient
  • You need to provide 6 months statements for all of your accounts, no matter how little you might use some of them
  • If you have Revolut or N26 that you include 6 months statements for those accounts
  • Your photo ID has at least 6 months remaining on it at the point of application
  • Don’t submit your documentation ‘on the drip’ to your Mortgage Advisor … set aside a few hours of your time to do it all at once and you’ll make everyone’s life easier and your experience of the process will be much less frustrating

Self-Employed Documentation Checklist 2021

• Payslips

o 3 x most recent monthly payslips
o 6 x most recent fortnightly payslips
o 8 x most recent weekly payslips

• Form 11 & Chapter 4 Forms

o 2017, 2018, 2019

• Full Financial Accounts (if Limited Company)

o 2017, 2018, 2019
o Must not be draft / abridged
o Must be signed by all company directors & company accountant
o 2020 Management Accounts if your company Year End is greater than 6 months ago

• Profit & Loss Accounts (if sole trader)

o 2018, 2019, & 2020
o Must be signed by you & company accountant

• Tax Clearance Confirmation (personal & company)
• Business Statements

o Current account – last 12 months – must be dated within last 4 weeks
o Savings account – last 12 months – must be dated within last 4 weeks
o Credit card – last 6 months, including most recent
o Loans – last 12 months – must be dated within last 4 weeks
o Mortgage – most recent annual mortgage statement

• Personal Statements

o Current account – last 6 months – must be dated within last 4 weeks
o Savings account – last 6 months – must be dated within last 4 weeks
o This should include Credit Union / Revolut / N26
o Credit card – last 6 months, including most recent
o Loans – last 12 months – must be dated within last 4 weeks
o Mortgage – most recent annual mortgage statement

 

PAYE Workers Documentation Checklist 2021

• Completed Salary Certificate(s)

o Confirmation from your employer on company letterhead that neither your job nor your income have been impacted by Covid-19
o Confirmation from your employer if they do not have a company stamp or access to same presently

• Payslips

o 3 x most recent monthly payslips
o 6 x most recent fortnightly payslips
o 8 x most recent weekly payslips

• Employment Detail Summary (EDS) 2020

o Include EDS for 2019 and P60 for 2018 if you earn variable pay*

• Statements

o Current account – last 6 months – must be dated within last 4 weeks
o Savings account – last 6 months – must be dated within last 4 weeks
o This should include Credit Union / Revolut / N26
o Credit card – last 6 months, including most recent
o Loans – last 12 months – must be dated within last 4 weeks
o Mortgage – most recent annual mortgage statement

• Copy of Marriage Certificate if married
• Colour copy of GNIB Card if on Stamp Visa**

o Applies to non-EEA passport holders

• Photo ID (x 2)

o Colour copy of Passport (all four corners in view)
o Drivers Licence (front and back)

• Proof of Address (x 2) – you must provide this for the address you are currently living at

o Utility Bill
o Bank Statement

• Explanation for any transactions in your bank accounts in excess of €1,000***
• If you have lived outside of Ireland in the last 3 years, please provide a Credit Report from that country
